Waterside Shops Is Moving Its Stores Around This Season. The Last Pieces Land by Early 2027.

At the southwest corner of Waterside Shops, a former bank office at Seagate Drive and Myra Janco Daniels Boulevard now has a jazz lounge. On the opposite side of the property, construction walls run along the old Brio Italian Grille, and DeAngelis Diamond crews are building on the footprint Nordstrom left in 2020. Between those two points, at least nine stores have opened, moved, or posted a coming-soon sign at the U.S. 41 and Seagate center since spring.

The inline moves at the center of the mall trace back to one decision. When Williams Sonoma and Pottery Barn left the main mall for a two-story outparcel at the corner, they freed up inline space, and other stores have been moving into it ever since. If you shop or eat at Waterside out of Park Shore or the Moorings, the mall you remember from last season is gone, and the new layout isn't finished.

The Corner Building That Started It

Williams Sonoma and Pottery Barn reopened in the renovated former Barnes & Noble building on the northwest corner of U.S. 41 and Seagate Drive. According to Gulfshore Business, both brands now operate there in new, extensively renovated spaces. That left two large inline storefronts empty inside the mall, and Waterside's leasing team split them up instead of re-leasing each one whole.

Gulfshore Business's summer report on the center traced where the space went. Here are the changes as of this week:

Former occupant New occupant Size Status
Williams Sonoma inline space plus smaller adjoining units Dior standalone boutique 6,000 sq ft Open since June 11
Part of former Pottery Barn space Vuori 4,000 sq ft Open
Part of former Pottery Barn space plus former Ann Taylor Anthropologie, relocating 8,500 sq ft Old store closes starting Oct. 19; reopening date not yet posted
Former Häagen-Dazs and L'Occitane en Provence LoveShackFancy 1,356 sq ft Coming holiday 2026
Former White House Black Market Peter Millar 2,517 sq ft Coming late 2026
781-sq-ft unit across from Dior Piranesi 781 sq ft Open
Omega's current unit Van Cleef & Arpels 2,519 sq ft Follows Omega's move
Former Brio Italian Grille Buck & Rider 7,617 sq ft Under construction
Former Nordstrom footprint RH gallery campus and restaurant Nearly 30,000 sq ft Targeted for late 2026

Dior, Vuori and Anthropologie are moving directly into space the corner-building move opened up. The other changes come from ordinary turnover: a jewelry boutique swap, an ice cream counter and a skincare shop combined into fashion space, a sportswear brand replacing another apparel tenant. Across both groups, brands that used to share space or sit in deep inline units now have their own storefronts, and the largest parcels on the property are becoming furniture galleries and restaurants.

What the Shuffle Changes on Foot

Several familiar paths through the mall now end somewhere different.

The Saks end. Dior spent years as a store inside Saks Fifth Avenue. On June 11 it moved into its own 6,000-square-foot boutique at 5375-5 Tamiami Trail N., near Saks, with room for its fashion, accessories, fragrance and beauty lines. Piranesi's fine jewelry store is now open across the walkway in a 781-square-foot unit.

The Sephora corridor. Two former Pottery Barn bays now face each other near Sephora. Waterside Shops announced that Vuori, the California athletic and performance wear brand, is open at 5475-7 Tamiami Trail N. Anthropologie is taking the space next door at 5475-1. The center said the old store would close starting Oct. 19, and as of the Oct. 8 announcement, no reopening date had been posted. The new store will be 8,500 square feet. It combines part of the Pottery Barn bay with the former Ann Taylor unit and replaces Anthropologie's large space on the mall's northern edge. If you used to head north for Anthropologie, the store is now near Sephora, and it may be closed for a while during the move.

The eastern edge. Häagen-Dazs and L'Occitane en Provence closed at the end of May. Their two units are being combined into a 1,356-square-foot suite for LoveShackFancy, which the center's directory lists as coming holiday 2026. The mall lost its ice cream counter in that change.

The watch and jewelry block. For now, Omega operates from a temporary space near True Food Kitchen. In late 2026 or early 2027 it will move to a 1,848-square-foot unit near Santa Fe Café. Van Cleef & Arpels will then take Omega's former 2,519-square-foot space. Peter Millar is taking the former 2,517-square-foot White House Black Market for its sportswear and golf apparel, listed as coming late 2026.

On a typical Waterside visit this fall, you'll walk past a mix of new storefronts and construction walls. That will likely last through the holidays, because several of the coming-soon stores are listed for "late 2026" or "holiday 2026" without specific dates.

The Restaurants Are Going to the Corners

The reshuffled stores sit in the middle of the mall, and all three new restaurant projects are on its outer edges.

Gulfshore Business called Eddie V's Prime Seafood "one of three major new restaurants coming to the upscale center." Darden Restaurants opened it on June 7 in a freestanding 9,991-square-foot building at 765 Seagate Drive, a heavily renovated former bank office on the southwest corner. The draws are seafood flown in from around the world, hand-carved steaks, and live jazz every night in the V Lounge. Because it stands on its own at the property line, you don't walk through the mall to get there, so it works as a dinner stop from Park Shore even when you aren't shopping.

The other two restaurants are on the opposite side.

  1. Buck & Rider, 5505 Tamiami Trail N. Gulfshore Business reported that Brio Italian Grille closed April 12 after 20 years on the northern end of Waterside. Its 7,617-square-foot space is being rebuilt for Buck & Rider, which plans to serve locally sourced seafood and ingredients alongside carefully sourced international seafood. The opening estimate has moved. Waterside's April announcement said late 2026, while Gulfshore Business's later summer report put the target at early 2027.
  2. RH Naples, 5489 Tamiami Trail N. This is the largest project on the property. Gulfshore Business describes a nearly 30,000-square-foot RH campus on the old Nordstrom footprint, with furniture galleries linked by landscaped walkways to a central RH Naples restaurant in a glass atrium. Waterside's own announcement gives the opening as late 2026, with no specific date yet.

For five years, the Nordstrom site was an empty anchor building at a mall built around department stores. Its replacement combines a furniture showroom with a place to eat. Add Buck & Rider next door and Eddie V's across the property, and by early 2027 Waterside will have major restaurants at opposite corners, with the reshuffled stores in between. Brio's closing removed one longtime dining room, and three larger ones are replacing it.

The home side of the mall is changing in the same way. Williams Sonoma and Pottery Barn now share the corner outparcel, and RH is coming up the property line. By early 2027, the big home brands at Waterside will be on the perimeter, where you can park and walk straight in.

While the Barricades Are Up, the Holiday Calendar Is at Venetian Bay

With several Waterside storefronts still behind construction walls, the seasonal events closest to Park Shore are on the posted calendar of The Village Shops on Venetian Bay, a short drive west on Park Shore Drive:

  • Grand Illuminations, Nov. 21, 3 to 7 p.m. Santa photos, carolers, a tree lighting and a 6 p.m. snow show.
  • Gobble Gobble Thanksgiving Day 5K, Nov. 26. Announcements at 7:20 a.m. and race start at 7:30 a.m.
  • Black Friday Stroll & Shop, Nov. 27 to 29. 10 a.m. to 7 p.m. Friday and Saturday, noon to 6 p.m. Sunday.
  • Santa photos for pets, Dec. 10. Listed on the center's December calendar.
  • Holiday on the Bay, Dec. 12, 3 to 7 p.m. More than 100,000 lights, carolers, Santa photos and a 6 p.m. snow show.

At Waterside, the dates to watch are the opening announcements. LoveShackFancy is due by the holidays. Peter Millar and RH are listed for late 2026. Anthropologie's new storefront near Sephora is due to follow its Oct. 19 closing. Buck & Rider is targeted for late 2026 at the earliest, with the newer reporting pointing to early 2027. Omega's move to the Santa Fe Café block, followed by Van Cleef & Arpels, finishes the shuffle.

Retail and dining spending along Seagate Drive and U.S. 41 affects what is within a short drive of Park Shore and the Moorings, and we follow it the same way we follow sales records.
