The Four Seasons Next Door Is About to Turn One. What Can Coquina Sands Neighbors Actually Walk Into?

Naples Beach Club, A Four Seasons Resort, opened on November 17, 2025, so its first anniversary is less than a month away. For anyone living along Gulf Shore Boulevard North, the useful question is which parts of the old Naples Beach Hotel site work for a neighbor without a room key. Every non-guest arrives by valet, almost every place you would want to go once inside is open to the public, and buying a cocktail cuts your parking from $60 to $15.

That makes the parking the cost of each visit, and it's lowest when you stay for a drink.

The Valet Stand Is the Front Door

The resort has no public parking lot. Naples Press columnist Tim Aten reported that valet is the only option and that the standard $60 charge drops to $15 with a validated purchase. A resort spokesperson told the paper that validation applies "when you're using any of our dining outlets — so, if you're dining or you're coming in for cocktails."

The resort's own spa page confirms both numbers. It lists valet at $60 and says spa guests get a validated rate of $15. The dining validation comes from the Naples Press report, not a posted resort policy, so it's worth confirming at the stand when you hand over your keys.

With validation, a $15 parking charge sits on top of whatever you spend inside. Without it, the full $60 applies. Planning around the validation matters more than which restaurant you pick.

Which Rooms Take Non-Guests

Here is how each public-facing venue describes itself, using the resort's current pages.

Venue What it is Posted hours Access for non-guests
HB's Beachfront seafood, raw bar, crudo Lunch 11 a.m. to 3 p.m., drinks only 3 to 5 p.m., dinner 5 to 9 p.m. Says it welcomes guests and the public; reservations recommended
Sunset Bar Tropical cocktails, Latin-inspired bites Mon to Thu 4 to 9 p.m., Fri to Sun noon to 10 p.m. Billed as a spot for "guests and locals"
The Merchant Room Gavin Kaysen's New American brasserie Breakfast 7 to 11 a.m., dinner 5:30 to 9:30 p.m. Public tables bookable on OpenTable
The Merchant Room Bar Cocktails and bar fare 11 a.m. to 11 p.m. No separate rule posted
Naples Trading Company Market Square coffee, pastries, sandwiches Daily 6 a.m. to 6 p.m. Market Square billed as a place for "guests and locals"
The Sanctuary Spa Treatments, thermal circuit, lap pool Daily 7:30 a.m. to 6 p.m. Books local visitors online or through the Spa Concierge
Fitness Centre Gym Not posted Resort guests only

Two of these rooms pick up where the old property left off. The resort's HB's page calls the restaurant a reimagining of "a treasured beachfront favourite," with Fabio Quarta as executive chef and Maru Cacho as chef de cuisine. Sunset Bar was rebuilt on the footprint of the original Sunset Beach Bar, according to Naples Press. If you knew the hotel before the rebuild, those are the two places on the site that still face the Gulf from the same spot.

The hours matter for the parking math. HB's runs drinks only from 3 to 5 p.m., and Sunset Bar opens at noon Friday through Sunday. That gives a neighbor an easy afternoon visit that qualifies for validation without committing to dinner. Naples Trading Company opens at 6 a.m., the earliest of the dining outlets. The resort doesn't spell out a non-guest rule for the café, but its amenities page describes Market Square as a place where guests and locals come together.

The Merchant Room is the dinner reservation. Kaysen's menu covers Gulf Coast-influenced dishes, housemade pasta and steaks dry-aged in house, with Colin Henderson as chef de cuisine. In May the restaurant rolled out a seasonal menu, updated bar fare and a refreshed martini program.

The spa runs on a different calculation. Treatments come in 50- and 100-minute sessions starting at $250 before tax, and a 22% service charge is added automatically. Booking a treatment also gets you into the Aqua Thermal circuit and the 25-yard outdoor lap pool. Local visitors park at the main entrance and cross Gulf Shore Boulevard at the marked crosswalk to reach the spa.

Coming From the North Is the Easy Way In

The second piece of friction is the road itself, and it gives Coquina Sands an edge. The City of Naples' Stormwater Beach Outfall Project has been tearing up Gulf Shore Boulevard on both sides of the resort. According to Naples Press, during the closures the only way in was from the north. Drivers turned west from U.S. 41 onto Banyan Boulevard, went left at the Gulf Shore Boulevard North signal, drove past the "road closed" signs and continued about half a mile to the main entrance. For anyone coming from the Coquina Sands side of Banyan, that has been the normal route all along.

The work has moved south of the resort but isn't finished. The city's May 2026 project update set the last roadway, drainage and watermain phase, from 1st Avenue North to 2nd Avenue South, to start in August and wrap up by year-end, and moved overall completion to May 2027. On August 11, the Naples Daily News reported that, according to the city, all four major components were more than 60% complete. The city's beach access status page lists the beach ends at 8th, 4th, 3rd, 2nd and 1st Avenues North and at Central Avenue as closed for the project. Check that page before planning a walk south along the sand.

The Rooms Still Behind Plywood

Several of the amenities neighbors heard about in the run-up to opening still aren't open, and their posted timelines have shifted.

  1. The Wager. This is a sports gastropub on Market Square with a four-lane bowling alley, which Florida Weekly described as a first for the Four Seasons brand. It also has pool, air hockey, foosball, ping-pong, pinball and an outdoor putting green. General manager Diego Angarita told Florida Weekly that it will be open to hotel guests and the local community. The resort's page still reads "Opening October 2026," with Thursday and Friday hours of 4 to 11 p.m. and weekend hours of 11 a.m. to 11 p.m. As of mid-October, OpenTable had no bookable tables before Wednesday, November 25, and it listed different hours than the resort does. The pub held preview nights back in April, as the Naples Daily News reported.
  2. The Picture House. A 22-seat screening room next to the putting green, now listed for "Fall 2026." The resort's press fact sheet had earlier said summer.
  3. The Gardens. Tom Fazio's 18-hole course, with hitting bays and a range house called The Shed. It now says "Coming in 2027." The press fact sheet still says late 2026, and neither source says whether people who aren't guests or residents will get access.

Two summer programs also need checking. Sunset Bar's page promised live music Friday through Sunday at 6 p.m. "through the summer." Kaysen's Sunday Supper at The Merchant Room was announced as a summer series that started May 31. Call ahead before building a weekend around either one.

The Season's Fixed Dates

The holiday calendar is already posted, and these are the tables that fill first.

  • Every Sunday: HB's Sunday Beachside Brunch, 11 a.m. to 3 p.m., reservations required. OpenTable lists it at $110 per person.
  • November 17: the resort's first anniversary.
  • November 26, Thanksgiving: The Merchant Room serves from noon to 8 p.m. OpenTable lists its three-course prix fixe at $148 per person. HB's is also advertising a Thanksgiving meal alongside its regular menu.
  • December 24 and 25: Christmas Eve and Christmas Day dining at The Merchant Room, 4 to 9 p.m.
  • December 31: two New Year's Eve seatings at The Merchant Room, 4 to 8 p.m. and 8:30 to 10:30 p.m.

The resort is also getting outside attention. On October 13, the Naples Daily News reported that it ranked No. 8 among the Top 15 Resorts in Florida in Condé Nast Traveler's 2026 Readers' Choice Awards. Expect tables to get harder to book as the season fills in and The Wager opens. The neighbors with the easiest access are the ones already north of the resort, a short drive from the Banyan signal.

A bowling alley, a screening room and a Fazio course are all on the resort's schedule between now and 2027.
